     Our company has been brokering real estate to foreign clients since 2000. We have already helped a significant number of buyers find the right property to meet their search requirements. We offer our clients not only support in the search and finding of a property, as well as the purchase process, but also with all other needs that arise afterward. Be it with craft services, renovations or other concerns where our buyers still lack local experience and knowledge.

     The purchase process in Hungary is relatively simple. Private individuals can purchase properties located within city limits without restrictions. For properties located outside of city limits, only 1 person may acquire 1 hectare or must possess the so-called "Golden Crown Farmer" qualification. However, this can unfortunately only be acquired in Hungary and in Hungarian as part of a 2-month course. In the case of properties located outside of city limits, a family of 4 can also acquire 4 hectares of land, divided into 1 hectare per person. In the inheritance of these properties, this restriction no longer applies, so even grandparents can be included in the purchase. The costs for the purchase of properties located within city limits are generally composed as follows:

  • 4% real estate transfer tax
  • 0.5% attorney fees
  • Brokerage commission (by agreement)


     The prices of the properties are either fixed, without the possibility of negotiation, or a maximum discount of 3-5% can generally be expected.

how to purchase privat indivuduals or business inner-city or outer-city properties in Hungary?

In Hungary, both foreign companies and private individuals can purchase inner-city properties. However, in the case of outer-city properties, foreign companies cannot purchase real estate, and private individuals are limited to 1ha per person. If several people team up, or in the case of a family, everyone can naturally take advantage of the 1ha/private individual purchase option, meaning a family of 4 or a group of 4 friends can purchase a total of 4ha of outer-city property. Inheritance is not an obstacle, as this 1ha limitation can be overridden by the inherited portion through inheritance.

Maintenance costs:

  • In Hungary, no property tax needs to be paid for residential houses.
  • Private individuals do not have to pay tax for the use of radio or TV.
  • Building regulations are clear, unambiguous, and well-defined based on specified zoning classifications.
  • Lightweight structures and buildings without a strip, fixed concrete foundation can be built relatively simply and without notification.


Energy prices in Hungary in January 2026:
 

  • The price of electricity for private individuals is gross: 0.096EUR/kWh.
  • The price of tap water: 0.75EUR/m3 and the sewage fee is 0.96EUR/m3.
  • The price of piped gas: 0.265EUR/m3.
  • Waste collection is approximately 5EUR/month, calculated for a 240l bin with weekly emptying.
  • Cable TV and broadband internet service are approximately 40EUR/month.
